How we work

  • We buy directly. We have multiple exit strategies, and sometimes what we do to facilitate a faster closing is market the property beforehand, just while we're figuring out our exit strategy. What that allows us to do is keep our timelines tight.

    If we can't figure out our exit strategy — whether it's to hold it, subdivide it, build a house on it, whatever the case may be — but we have a buyer that wants to buy it, we can still get you the price we already agreed upon. Everything's going to go exactly the same.

    Regardless, we do close on the property in our name and you do get the price we agreed on. Sometimes we market properties just for that reason.

Money

  • None. There is no agent commission, no listing fee, no marketing fee, and no service charge of any kind.

    We also cover 100% of standard closing costs, including the title search, title insurance, escrow fees, deed preparation, and recording. Existing back taxes and liens are settled out of the purchase at closing.

    The number on the purchase agreement is the number that reaches you.

  • We start with recent comparable sales of similar parcels in the same county — not asking prices, actual recorded sales. Then we adjust for the things that genuinely move value on land: legal access, road frontage, topography and slope, wetlands and flood zones, utilities, soil and septic feasibility, and zoning.

    From there we subtract our carrying costs, closing costs, and the margin we need to make the deal work, and that becomes your offer.

    We will walk you through that math if you want to see it. If our number is well below what the property is genuinely worth to a retail buyer, we will tell you that too, and suggest you list it instead.

Process

  • Whatever is easiest for you. Most sellers sign electronically — we email a link, you review the agreement at your own pace, and sign from a phone or computer.

    If you would rather have paper, we will mail it, or we can arrange a mobile notary to come to you at no cost.

  • Most closings land between 30 and 90 days, depending on your situation and how complicated the title is. Clean title with no heirs or liens can move considerably faster.

    The date is your call. If you need extra time to sort out an estate or coordinate with family, we will hold the agreed price and wait.

Situations

  • That is normal and it does not disqualify you. Back taxes, judgment liens, old mortgages, and clouded title are among the most common reasons owners call us in the first place.

    The title company identifies what is owed, and those amounts are paid out of the purchase price at closing. You do not need to bring money to the table.

  • Yes, and it is one of the situations we handle most often. Multiple heirs, a probate still in progress, or a deceased spouse still on the deed are all workable.

    The title company will tell us exactly which signatures and documents are needed. We coordinate the paperwork so that family members in different states can each sign remotely.

  • Vacant and undeveloped land, in every state. Rural acreage, infill lots, subdivision lots, recreational and hunting land, timber and farm ground, and landlocked parcels with no legal access.

    We buy strictly as-is. You do not need to clear brush, order a survey, mow it, or set foot on it.

Trust

  • Every transaction closes through a licensed, independent title company or real estate attorney — never directly between us and you. That third party verifies our identity, verifies yours, confirms clear title, and holds the funds in escrow until the deed is recorded.

    You are welcome to call the title company directly before you sign anything. We will give you their name and number, and we encourage you to use it.

  • No. The offer is free and there is no obligation attached to it. Take it to a realtor for a second opinion, sit on it for a month, or turn it down without explanation.

    We would rather you make a decision you feel good about than sell to us in a hurry.
