Where the number comes from.
We buy below retail value — that is how the model works, and we would rather say so plainly than pretend otherwise. Our offer reflects speed, certainty, and zero cost to you.
Worth comparing net to net, though: a listing price is not what reaches you. Commission, closing costs, and months of carrying taxes come out of it first. Ours does not — the number we agree on is the number you receive.
And if your parcel is clean, accessible, and in an active market, listing it will probably still net you more even after all that. When that is true, we tell you so and suggest you list it.
Recorded comparable sales
What similar parcels in your county actually sold for — not what they were listed at.
Legal access
Deeded access to a maintained road versus an easement versus landlocked. The largest single driver of land value.
Utilities
Power, water, and sewer at the property line, or the cost of bringing them in.
Buildability
Zoning, minimum lot size, septic feasibility, flood zone, wetlands, and slope.
Shape and frontage
Whether the parcel can be split, and how much usable road frontage it has.
Title condition
Back taxes, liens, heirs, and easements — we price these in rather than walking away.
Listing with an agent vs. selling to us.
Both are legitimate paths. They are simply different trades.
